A New Land Use or Farming Category?

I was interested to read the linked article below which focusses on the demand now for land not for traditional uses or farming, but for natural capital.
Burges Salmon held the first of its Net Zero Roundtables last month and the subject was agriculture, land use and food. We had a collection of prominent individuals and businesses represented with the aim of discussing what changes there are likely to be in the area as a result of the move to net zero. We intend to hold more of these but one of the conclusions from that roundtables was that we are going to have a new recognized land or farming use - that of the "Net Zero Land Use."
It could be forestry, energy crops, rewilding, habitat replacement etc. but there will be a value to this land use.
Investors are eyeing Scottish estates not for their historic castles and countryside sporting opportunities, but for their “natural capital”, a report has claimed.
